Once we have helped you find your dream home, we will then be available to help you through the buying procedure. The following process is typical in France:
- The price is negotiated with the vendor.
- A contract of sale (Compromis de Vente) is drawn up. Assuming you are happy, both parties then sign and a 10 % deposit of the purchase price will be required at this stage.
- There is a seven day ‘cooling off period’ and this starts from the date you receive your formal copy which is sent to your home by registered post.
- In addition to this if you intend to raise finance, this contract will have a conditional clause which confirms that you will be applying for a mortgage. If the mortgage is subsequently declined, providing you can prove that you signed ‘in good faith’ you will not forfeit your deposit.
- Completion will take place at a notaire’s office about 3 months after signing the contract. The parties should appear in person or be represented by an attorney.
- At this stage, the monies for completion should be in the notaire’s bank account.
- Both vendor and purchaser will then sign the “Acte de Vente”. This is equivalent to the deeds of the property.
